Just like most other apps (CRED, Housing) we saw before, nobroker too is a similar solution to pay rent online through credit card without much of friction (like, no documents required). However it’s little bit different from other apps. Here is everything you need to know about Nobroker rent payment feature. 

What is NoBroker?

NoBroker is a Bangalore based real estate search portal that connects property owners & tenants and buyers and sellers directly.

The company does not charge any brokerage from either parties and works on a freemium model.

As the service primarily deals with properties, introducing rent payment feature on the platform is obvious.

You can pay rent through credit card either via Nobroker app or via website by choosing Pay Rent option.

Service Fee

Nobroker used to have a different fee structure before the launch of rent pay features from housing and CRED, but now they decided to go with a simple flat fee just like their competitors.

Currently the Nobroker pay rent service fee is 1% for all payment methods but remember that this fee too is subject to change anytime. So cross check once before initiating the payment.

Rent Payment Process

  • Step 1: Open Nobroker app or online website
  • Step 2: choose pay rent option
  • Step 3: enter your details
  • Step 4: enter landlord details and then their bank Ac info. 
  • Step 5: choose your payment method and complete the payment
  • Step 6: Done! Check your email for rent receipt and tax invoice.

Yes, you get tax invoice too with Nobroker, which I did not see with others. Maybe they will add it in future, or maybe not. This may be useful if you maintain books of accounts. 

Nobroker PayZapp Offer

One of the reasons why Nobroker got popular recently is because of its offer with Payzapp that gives 5% cashback upto Rs.500 when you pay rent on Nobroker using Payzapp while check-out.

Also the Payzapp option allows you to use Diners Card when its not supported using “Credit Card” option, meaning all cards are accepted on Nobroker.

My Experience

I did a test payment using Nobroker via Payzapp and the account got credited instantly in matter of seconds post payment, via IMPS, which is great.

But they do not have a way to check the status of the past payments through the app, which is not a good user experience in my opinion.

Anyway they do send series of emails/sms about the confirmation of the payment to landlord, so you should be fine with it.

Caution

Agreements: Nobroker is asking for rent agreement randomly. If failed to submit, they are charging 2% additional fee + 1% Regular fee that u already paid.

Don’t try to transfer to yourself, family/friends or owner account without rent agreement.

Spamming: They ideally spam you via SMS & email as they’ve sent over 10+ email & sms since doing this payment. Ideally they’re seeing us as lead for their actual service.

That’s fine, but its too much promo even on my DND enabled number, which is not good!

Nobroker is certainly one of the best rent payment apps around, as it not only adds convenience to pay rent in matter of few taps, but also has one of the lowest service fee, next to Redgirraffe. And then the Payzapp offer is the cherry on the cake.

But remember, Nobroker payments are reported as “utility”, so you may not earn points on cards that don’t give points on utility spends, like with Amex. However you may still be able to get milestone benefits & annual fee waivers wherever applicable.

        Also I received a table showing all Diners Black RP offers reduce from June 2020 is it true? Example now Amazon will give 5x from June 2020 instead of ongoing 10x.. Is it true?

    Will paying with Diners Black through Payzapp on NoBroker would get reward points? As far as I know wallet transactions doesn’t get any reward points for HDFC credit cards!!

    Does Payzapp not come in HDFC’s wallet definition?

      Hi Tavi,
      There’re 2 scenarios with Payzapp payments.
      1. Paying with Payzapp Visa Prepaid card (Generally starts with 4799). For that you need to ‘Add balance’ with cards. For this you won’t get any points if done with HDFC credit cards.
      2. Paying with ‘Linked cards’. (you need to add your card first). You’ll get points for every HDFC credit card payments.

      There are 2 types of online payments when it comes to wallets, wallet recharge and payments as a payment gateway. Nobroker uses Payzapp as a gateway so you WILL get points

    For IndusInd Legend they consider it under the category of ‘Pinnacle except 95’ and receiving cash points for the same as per card feature i.e 1% on weekdays and 2% on weekends.

      If you want to earn points, use the linked card. Adding to the wallet through the Payzapp card will not give you points.

      Since Nobroker is giving 500 bucks for this month which recoups the 1% that they charge, you can use it. But for future payments, redgiraffe is the best.

      Redgiraffe is way better. No broker has one benefit which is convenience. Once you have set up your redgiraffe account, you’ll end up saving more when compared to any other services.

    As per T&C of the offer, paying thorugh linked card (Master, VIsa, Rupay) or preapid card of Payzapp will give 500 cashback. So payig through Diners will not give me cthis cashback. Further, on adding money to prepaid payzapp card by Diners does not give me points as it is considered a wallet load transaction. Kindly confirm the understanding so I can plan accordingly for the upcoming payment.

    No broker is displaying the message that payment through Amex card will earn only spend based rewards. Does it means we don’t earn Amex regular rewards if we pay rent through Amex cards?

    I think it would be great if we could compile a list of Credit Cards/Issuers which does not provide RPs on utility transactions or wallet reloads or any other such exemption. Many of us sometimes make utility transactions using such cards and later end up regretting not using the other card in our wallet.

    Thanks Sid. I explored the site and realized that we could also make the Society Maintenance Charges payment on it too. The 1% service fee is acceptable for anyone having a super-premium credit card. Wish RedGirraffe would start the Society Maintenance Payment facility too!

    1% charge currently is upto 75000INR.
    nobroker charges 1.5% for Amount more than that.

    Aside, does nobroker give an option for monthly autodebit as redgiraffe? I didnt see that option

    Did anybody receive cashback on DCB? In TnC, it is mentioned as only for Visa/MC/Rupay

    “Cashback offer is available only for transactions done through either PayZapp linked (VISA/ MasterCard/ Rupay) Debit & Credit Cards or through PayZapp Prepaid Card.”

    I did not receive cash back for a similar offer with payzapp. 75 Rupees cashback on spending 1000 with Payzapp at BigBasket. I spent twice and did not receive with DCB.

      They are also not letting 2 tenants pay to single landlord.
      I have 2 forms with different rent agreements paying to 1 landlord. When paying through 2nd tenant, they showed an error that payment cannot be paid to 1 Bank account in last 1 month.

      Redgiraffe early create 2 IDs in this scenario.

      I also received similar email from them. I tried to pay rent through payzapp on nobroker and received this email next day requesting to provide rent agreement. My rent agreement was not updated but still staying in the same house and also paying rent via RedGirraffe. Even though rent agreement was not updated, the rent got increased and no issue with RedGirraffe.

      I have provided the same rent agreement and my broadband bill for the same address. Later they refunded the amount stating invalid rental agreement deducting service charge but they didn’t deduct 2% charge they mentioned. Similar they might have got service charge / service charge + 2% charge from many customers without transferring to bank account itself.

      I think they should accept the payment as I have showed proof for stay with broadband bill of May and also paid last month rent via RedGirraffe which is of same amount.

        I have tried nobroker only because of payzapp offer and their advertisement as no document required. I will continue with RedGirraffe and don’t have issue for the past 1.5 years. Even without updated rent agreement, I was able to pay via RedGirraffe. Nobroker says that the rent amount mentioned in agreement should exactly match with amount I paid via nobroker pay. As the document was not updated and rent and maintenance got increased, I paid the new or updated amount. I have paid the same amount for May month via RedGirraffe without any issue. I think because of this they haven’t deducted 2% which they mentioned in email but not refunded service charge.

        If this is the case, they should have verified the rent agreement before making the payment itself. I think many customers have been trapped due to this – either genuine or those who trying to send amount to own or relatives account as they may charge 3% without transferring the amount. So better to stay away from this unless we have the updated valid rent agreement and pay the exact amount mentioned in the agreement.

    Sidd, my money is stuck, so sad, I’ve paid rent on friday Evening first time. Using SBI Prime through payzapp as a linked card. Rent not credited even till now. There is no way to check in application as we all know. Now I tried to contact them. So hardly I’m able to connect to chat, customer executive is asking for NRP which I didn’t receive . She is just asking NRP which I search everywhere and didn’t receive it. I insist to check using mobile number or email ID, she said we didn’t receive money. Saying its failed. So bad. Asking to check with bank. I seriously doubt them now. My money is gone. I was so skeptical using it. Is there any bro, help to track it? I paid using payzapp linked SBI Prime on my bday to earn some points. Damn it got stuck. I got more than 1 lakh ruppees in trnxs and all went smooth except this.

    Although they have mentioned this in T&C but logically speaking they should validate rent agreements before allowing customer to pay rent like RedGiraffe this looks like a scam to earn money. Cant there be any legal action or can’t it be reported to consumer formula ?

    I personally suggest, STAY AWAY from this app. There rules are unethical. They lure you with offers, but the catch point is the Rent Agreement, if you do not have a proper rent agreement then they will make money out of your pocket without even delivering any service.

    Now, if you have a rent agreement, then why not use RedGiraffe which has lower processing fee than this company. Besides, the offers are just gimmick to lure customer.

      I second this. One thing a company should take care of is to either implement proper rule or have no rules at all. Redgiraffe is having such a loyal base with their lower pricing and one time hassle to upload rent agreement which most of us have or can be made and notarised easily in few hundred bucks with an year of peace and now even after expiry of rent agreement they are extending the tanancy by an year via mail without demanding unnecessary agreement again.

      Companies like no-broker lures customer by offering one time cashback and then having bullshit rules like someone can receive payment only once. What if there is a PG or a commercial building where there are multiple tenants or someone is having multiple buildings on rent? This is total disappointment.

      I have the same problem and their customer service is uber bad! Apart from taking DAYS to respond, they twist and turn words to defend the deductions and not provide any refund. I’ve started to feel like NoBroker is a planned scam!

    Got 3% money deducted even with valid rent agreement. Only issue was that rent was transferred to Landlords Son but that’s been there for past 2years and no broker had no issues when I previously paid this rent via no broker.

      As per TnCs, it’s 60 days. Maybe you can raise issue to Payzapp support so that you’ll get resolution on a month. As per my experience, they’re take long time for resolution.

    This is just a scam! The Nobroker site doesnt put enough requirements in the payment processing user interface, while accepting your payment! Later when they payment is on hold, they ask you for bills!! If you dont have a bill, they simply offer a refund, but guess what -2%. Why wouldnt you add the requirement in the initial time when you are making the payment! Its either smartly thought out scam to milk money or poor UI, poor system. My guess is glorified scam! Beware

      Kartik I agree with you 100%. They charged me a fine of Rs. 4,000-5,000 even after submitting documents. That was my last business with them. Redgiraffee is the best.

      This is true. I had similar experience with No Broker. First month (May) transaction went smoothly without asking for Rent Agreement (RA). Next month (June) transaction was put on hold and requested for RA and after they are receipt of the RA transaction was processed. Lastly, third month (July) transaction was put on hold and requested for RA and after they are receipt of the RA transaction was rejected and processed refund with 2% deduction stating Tenant info does not match on RA even-though the same RA was provided in June month and was processed. I escalated the issue and made them to refund that 2% which was deducted. Later they emailed me and requested to do the transaction and they will process the transaction. However, since I noticed the way No broker is working and I stopped doing transaction with them.

    Paid society maintenance fee via nobroker-payzapp-Diners black.. late to realise that payzapp payment via diners doesn’t qualify for 5% cashback offer 🙁 (someone mentioned here t&c)

    the process was smooth. made payment yesterday night. No documents asked.amount (<10k)got transferred to residents association account today.

    will use SCB ultimate next time , if payzapp cashback available .

    If you have been transferring the amount for same account in pasts with No Broker, then question them how did transactions went on all previous occasions. Same issue happened to me. I transferred the amount for previous 2 months and this month they refunded with 3% deduction. Raised the issue as above mentioned and they refunded. My payment rejection was RA was in father name, but I as son was transferring the amount.

    no broker totally fake & fraud lot of fake hidden charges dont trust at any cost….. while paying rent with this app,it will ask only A/c details of landlord instead of rental agreement, then no broker make your payment on hold.Finally asking rental agreement..if you don’t have rental agreement they will deduct 3% commission then balance amount will get refund.If you have rental agreement than they reply as below……………………………..

    we would like to inform you as the Rental Agreement provided by you was not valid so due to suspicious transactions, we were unable to process your payment. Hence, we have already refunded the amount to the source account as mentioned in our terms and conditions.

    While paying rent with this app,it will ask only A/c details of landlord instead of rental agreement,then no broker make your payment on hold.Finally asking rental agreement,if you don’t have rental agreement they will deduct 3% commission then balance amount will get refund.After getting agreement copy from us,they told not valid.Our query is why no broker app does not ask about rental agreement and KYC validation before making payment,this question i asked more than 100 times but no answer they keep calm and escape with giving some stupid reason.This is the way everyone get cheated,they sucking the money from the user in name of shit terms and condition,daily more than 1000 peoples are cheated and earn money on Covid-19 time

    I would suggest not to use nobroker as I had a very bad experience in it..and I have lost almost 1000 rupees..If they couldn’t process the transaction, they will deduct extra 2% from our money..who the hell are they to deduct our money..don’t use nobroker..go for other options..

    Hi All,
    NoBroker doing open online scam. NoBroker is better than Nigerians scammers in this matter. New tenent joined in my house. He paid two months advance and 1 month rent paid through NoBroker. When he paid, Rental agreement(RA ) is optional. But after few hours, payment went to hold due to RA is not available. I have to go for rental agreement which is offered by NoBroker itself which cost 700/-. I saw few comments from here, if I submit my own agreement, they are rejecting RA and deducting 2% while refunding. Either way, NoBroker is earning from either from RA or 2% of deduction . Now NoBroker charging 1.5%. with this brokerage CRED is far better.

    Instead of usual 3%, Nobroker deducted 5% and refunded my money saying my rent agreement was not valid. They said since it is happened second so penalty is 5% instead of 3%.
    The 3% penalty mentioned in terms and condition is only for first time rejection.

    Nobroker is deducting 3% even after submitting rental agreement.
    As per them , my rent which is 15000 + 1500(maintenance) does not equal to 16500 and hence the transaction is invalid.
    They are cheater, better dont use nobroker pay. You can google nobroker rentpay complain and you can find many such cases.

      They are expecting to take RA from them (700/- cost). I paid my rent 90k from NoBroker. But i took agreement for 30k per month rent. 60k is 2 months advance. They approved my payment after I took agreement from them

    Thanks to the comments, I have not done any rent transaction with No Broker. But just to avail the payzapp cashback, I paid my society maintenance bill through them. It is kept on hold and not paid to the society. The standard message is “We have put your October’s maintenance payment of INR XXXX with reference no – NMP-xxxxxxx on hold because our systems have detected it as a suspicious transaction that you might be making to your own / close associates bank account. Please send us a valid copy of your maintenance bill with rent amount and beneficiary name as mentioned by you for this transaction on or before 08/10/2020. Incase of no reply within stipulated timeline, We will refund your full payment (excluding processing fee collected by NoBroker) back to source account as per our terms and conditions”.

    I have uploaded all the documents. But, they are yet to verify it (48 hours is the verification time according to them)

    It is a confirmed fraudulent business model. A genuine model would have insisted on the maintenance bill/RA in advance, verify it and then only register it.
    No broker’s revenue model seems to earn from penalties and not from services. So, they can find fault in any genuine documents.

    Stay away from no broker—-> My take on it. (Suffered badly)

    Your first transaction on the site of 1 Re or 2 Re will go through seamlessly so as to try to entice you into thinking that the transfer is instant. In fact that is what it shows on the rent-pay page. But therafter they keep putting your payments on hold with one or other excuse. For example, your rent might reflect on agreement as 15k but you might be paying with maintenance and other fees maybe 18k. Then will put the payment on hold for a good week or more and then refund it minus 2-3% as penalty.

    I have been trying to pay rent via NoBroker but while registering the they are sending OTP which I don’t receive at all. They only send via SMS it seems which is really bad, OTP should be sent via email or calls as well. Customer care doesn’t seem to help , for now have just sent an email to them . Anyone else facing this issue? Please help .

      You sure talking about NoBroker ? I had faced exact same issue with Red Girraffe. I’ve been paying using RG for past 2-3 yrs (I think) but recently changed my flat. So while registering for new flat, I wasn’t able to complete it since no OTP is received on RG (I think it was 26th Dec) Customer care had simple solution, try another mobile 😀

        Yes it is about nobroker.com, anyway I dropped the plan after reading various negative comments about nobrokers rent pay. Paid through PayZapp using my RG ID, at-least no unprofessional activities there until now. I couldn’t have used another mobile number since they wanted a registered mobile number for PayZapp.

    May I know how to get full benefit of the monthly cashback like 500 cash back to Payzapp + 750 RP to Millenia card(Recently I upgraded my card)? How much rent do I have to pay through HDFC Millenia card?

    Any calculation if any one got please let me know….

    As per mine 5% payzapp cashback + 5% Millenia RP needs 15k rent payment as of my knowledge… correct me if I am wrong… Waiting for reply 🙂

    This month as usual I tried paying rent, After deducting the amount from card it popped the message saying ” Our systems detected your transaction is suspicious and you may be depositing into your relatives account ” and asked to upload the documents / Rental agreement. unable to provide it asked for refund. It retained the 1% processing fee and refunded the Rent amount. Very bad that it should ask before charging from our card. I shifted to Magic bricks rent payment.

      Hi Chala,

      Its their trick to buy rental agreement from them. Even I face the same. But I bought rental agreement from them and submitted. Finally, payment processed. From next month onwards I stopped using their services and swich to CRED rent payment.

    No Broker payment is shown as rent only and not utility. Please update. Hence it will attract credit card charges on payments

    On which credit card we are not charged payment fees for rent. Recently I paid via axis Bank and saw 1 percent added to the statement.
    Any other platform apart from no broker where we can pay rent and it attracts no credit card charges and yearly milestones are completed.
